Property Management is the representation of the owner(s) by a real estate broker to preserve the value of a property while generating income. To put it simply, we get your property rented and handle all the behind the scenes work. Owners pay property managers a fee or a percentage of the rent generated by a property while under management.
The main reasons for hiring a property manager are that owners 1) lack the time or expertise to maintain the properties and deal with tenants, 2) only have an interest in owning rental properties and earning profits from them, and 3) are absentee landlords (off-island) and are required to do so by law.

We have a team of 5 agents on our property management team. Owners Peter and Sean help oversee everything and are very much involved. We currently manage 250+ properties across the island, with most being in the central area and all are residential except for one commercial property.
Our screening process involves: verifying employment and income, credit check, residency verification from the previous landlord (our questionnaire asks the tenant's current landlord if there has been a history of late or bounced rent payments, any complaints about the tenants, and if their full security deposit was returned), and if there are any public records on the prospective tenants.
Yes, we keep a $200 reserve. This reserve helps us cover interim costs or maintenance, such as electricity between tenancy. Funds are replenished from rental proceeds when used, and the reserves are returned to owners should services be canceled for any reason.
Renter’s Insurance is required. Not only does it cover the tenant’s belongings, it also potentially covers damage to someone else’s property or medical bills should a guest be injured on property.
Once the management agreement is signed, we take ad photos, advertise the unit, and conduct showings to prospective tenants.
The maximum lease term is one year but our tenants have the option to renew, with owner approval of course. We would say most of our tenants stay on average for 2-3 years.
Except for the tenants and situations we inherited from other property management companies, we've had one eviction over the 6 years our company has been around, and that was 4 years ago due to a death in the family. Over half our tenants renew their lease.
We try to advertise as soon as possible to minimize vacancies. Most times it works out with a quick turn over between tenants. Most rentals are filled within the first two weeks, and nearly all within a month. This of course varies, with timeliness depending on following our price recommendation.
Our tenants have the option to pay online through their tenant portal. This seems to be the most popular method since they can make payments manually or set up auto payments. Payments can be made thru the portal by e-check or with a credit card. They can also mail in their rent checks and we do have a handful of tenants that physically drop off their rent checks to our office.
No extra or hidden fees, our services all all inclusive in our management fee. That means no start-up fees, no advertising fees, and no fees for coordinating maintenance.
No cancelation fees!
We pride ourselves on our communication and the relationship we build with our owners. That’s why we don’t charge a cancellation fee or bind you to a contract with us - you should only stay with us if we serve you right!
